Small adjustments, long-lasting results.

We aim to leave every garage in Clairlea with a door that runs smoothly, closes fully and stops for anything in its path. That means balance set, tracks aligned, hardware tight, sensors tested and remotes working, whatever the original call was about, because a door is only fixed when all of it works.

Garage doors in Clairlea see the same hard winters as the rest of the region, and our technicians visit the neighbourhood often enough to know what that does to springs, seals and rollers. Whether your door has stopped lifting, started making a new noise or is due for a replacement, we come out with a stocked van, look at the whole door, and explain what we find before any work begins.

  • The diagnosis first. No work begins until you have heard what we found and agreed on the plan. That is how we avoid surprises on both sides.
  • A clean finish. Grease wiped from the tracks, hardware tightened, tools packed, the space swept. Tidy work is part of doing the job well.
  • Options explained side by side. A modest repair, a lasting one, a full replacement: you see how they compare so the choice is yours to make.

2021 Census

What it means at the door

About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Older homes

Where most houses were built a generation or more ago, a good share of garage doors are still the originals: wood or early steel sections on extension springs. Those doors respond well to fresh pulleys, safety cables and a careful balance, and the technician carries the parts for them.

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

Townhouses built in rows tend to have identical doors from the same builder, so when springs and openers age they do so together along the street. Owners often arrange service for several doors at once, and we can plan a single visit that covers the row.

Springs & Hardware

The lifting hardware takes the strain so the opener does not have to. We replace springs, cables and bearings before their wear passes down the line to more expensive parts.

  4. Photo-Eye Sensor Alignment or Replacement

You press the remote, the door drops a few centimetres, then climbs straight back to the top while the opener light blinks.

Chain-Drive Opener Repair

Press the button and the opener hums for a second, then quits. The trolley is jammed hard against a bolt at the very end of the rail near the motor and will not budge in either direction.

Belt-Drive Opener Repair

Press the remote and the motor runs its full cycle, lights on, the usual whir, but the door does not move a centimetre. Up at the trolley, the belt is hanging loose where a small plastic clip used to hold it.

Garage Door Opener Replacement

The remotes only work from the end of the driveway now, and one of them disappeared with a set of keys last month. Inside the remote are tiny switches instead of a learn button, so excluding the missing one means resetting the switch pattern on every remote and the receiver.

Garage Door Remote and Keypad Programming

The new car has three buttons in the mirror for garage doors. You held the old remote up to it as the manual said, the light in the car changed, and yet the door ignores it completely.

Smart Garage Controller Setup

The house came with a controller already screwed to the garage ceiling and a sensor on the door, but the app insists the device belongs to another account. The seller has moved provinces, the emails go unanswered, and every evening the door still reports to a stranger's phone.

Emergency Release Repair

A previous owner knotted the release cord around the rail and stacked storage shelves right beneath it. You only discovered this in the dark, with the power off, a flashlight in your teeth and a car that needed to be somewhere.

Which fix fits?

During the power outage you pulled the red cord and tried to lift the door by hand.

How a visit goes

Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

  1. 01

    Say what you noticed

A new noise, a hesitation, a gap at the bottom. Small observations point us to the right part before we even arrive.

  2. 02

    Diagnosis you can follow

We show you what we find as we find it: the worn cable, the tired spring, the sensor out of line. No mystery about the cause.

  3. 03

    Work done and shown

The repair is completed, the door tested through full travel, and the result demonstrated so you know exactly what changed.

1/10Garage Door Safety Inspection

During the power outage you pulled the red cord and tried to lift the door by hand. It felt like lifting a piano, and when you let go part-way it sank back toward the floor on its own.

2/10Garage Door Perimeter Weatherstrip

Every time the door closes there is a rubbing squeal along one side, and the flexible fin has folded under itself and torn. Someone painted the trim last summer and painted the seal with it; now it is stiff as a board.

The horizontal rail toward the back of the garage sags noticeably. The hanger that once held it to the ceiling swings on a single screw, and the open door drifts back down a few inches.

After the power came back you pulled the red cord to get the car out. Since reconnecting, the door stops short of the floor, and no amount of turning the limit adjustment brings it the rest of the way down.

Your remote was in the visor when the car was broken into last night. So was the insurance slip with your address on it. The door still answers that remote, wherever it is now, and you would very much like it not to.

8/10Emergency Release Repair

Your garage is detached and has no side door. The remote is dead, the keypad is dead, and the small round lock in the top panel is meant to be your way in. The key goes in and turns, but nothing on the other side lets go.

Questions and answers

Questions · (365) 606-5361

What is the balance test and why does it matter?

With the opener disconnected, the door is lifted by hand. If it moves with light effort and stays put at waist height, the springs are carrying its weight as designed. If it drifts up, sinks or feels heavy, the springs are out of step with the door and the opener has been doing the lifting. That strain shortens the opener's life and can defeat its reversal settings, which is why balance is checked first.

Why should the seal only touch the door lightly?

The fin is meant to bend against the door with a small, even deflection. That is enough to seal, and it lets the fin spring clear as the door lifts. Pressed hard, it drags on the door face, folds under on the way down, squeals and wears through well before its time, and it adds load to the opener. Set too far off, it leaves a standing gap. The light touch is the setting that lasts.

What happens during the visit?

The opener is disconnected and the door clamped. The technician identifies the track type and layout, checks each vertical run for plumb, spacing and fixing, looks at the jamb wood, the curve, the flag brackets, the horizontal runs and their hangers, and how each roller sits. Damaged pieces are dressed or replaced, brackets refixed into sound wood, the geometry reset, rollers reseated, springs re-tensioned if they were unloaded, and the door balanced and the opener tested.

Can a spring be adjusted rather than replaced?

A spring that is intact but has relaxed slightly can be given a little more tension, within limits, to restore balance; this is a normal adjustment on a door that has settled. A spring with a broken coil is replaced as a unit, since the wire has reached the end of its life. The technician checks the condition of the steel and recommends whichever restores a balanced, safe door.

I added insulation panels to my door. Does that affect balance?

Yes, and it is one of the most common reasons a door starts to sink. Springs are matched to the door's weight, and insulation kits, replacement sections, windows or a heavier seal add weight the original springs were not sized for. A technician can weigh the door and either add tension to suit it or, if the added weight is beyond what the springs can carry, specify new ones.

What information helps when I book a belt-drive repair?

The make and model printed on the motor head, roughly how old the operator is, what the belt is doing and what it sounds like, when it started, whether the red cord has been pulled and whether anyone has adjusted anything. A photograph along the rail showing the belt, and one of the label, settle most questions before the visit.

What should I gather before the technician arrives?

Every remote you own, working or not, and the keypad if it has been taken down. The opener's model label or a photo of the learn button under the light cover. The cars whose buttons need training, parked close to the door. A note of who should have access and whether any remote is missing. A code in mind for the keypad. All of this shortens the visit and makes the handover complete.

The door is stuck shut, the opener is dead and there is no other door. Can you still get in?

Usually. If the door has an outside key release, a small round lock near the top panel, that is what it is for: the key pulls a cable that frees the trolley from outside so the door can be lifted by hand. If there is no such release, the technician has other methods to reach the lever from outside, and once inside the fault is dealt with. Fitting an outside release afterwards is a sensible follow-up for a garage with a single door.

Can the new door use my old tracks?

A replacement is normally planned with track designed for its section thickness, rollers, weight and required clearances. Old track may look similar while having a different spacing, curve or support arrangement. The installer identifies every component and follows the selected door maker's compatibility information before proposing reuse. Treating panels and track as one system supports clean travel and correct perimeter positioning.

Does a forklift strike always require a new curtain?

The decision follows measurements and the spread of damage. A localised group of serviceable slats, endlocks or a bottom bar may support component replacement, while extensive distortion can affect the coil, guides, brackets and reliable alignment. The jamb and anchors are checked too, since a straight-looking curtain can still bind in an opening moved by impact.
